Here is how it works.
The 7 Bar Heart grants a Conservation Easement on 1100 acres of private land fronting on the Missouri. The easement reserves a single parcel of 700 acres for division and sale to a conservation buyer. A deed of valuable recreation rights for hunting and fishing on their conservation easement lands will be conveyed to the conservation buyer. The conservation easement is the guarantee of open space. The result is a cottonwood river-bottom ecosystem managed by the ranch family to preserve the grasslands and water quality, and the native diversity of wildlife species.
The reserved deeded parcel of 700 acres described in the Conservation Easement will have one designated building envelope of 10-acres in size to allow for 3 non-divisible residence headquarters with guest cabins and ranch outbuildings. Recreation rights to transfer with the parcel include:
Fishing rights on the Missouri from the 7 Bar Heart with floating put-in and take-out sites; Pheasant hunting on the ranch; Archery hunting of White-tailed Deer and Pronghorn; Upland Game-bird hunting rights on nearby deeded lands; and other non-consumptive recreation and non-commercial rights.
7 Bar Heart in exchange for the deed of recreation rights retains an agricultural easement across the 700-acre parcel, excepting the cow-free zone of the building envelope. All uses are consistent with the permitted and restricted uses of the conservation easement. The easement will be recorded at closing by the present landowners.
