Long-time Cascade County residents with a commitment to range ecology and management of native grasslands are expanding their Angus beef-cattle breeding operation. They have made a choice for a land sale and a conservation easement with the Montana Land Reliance.

Here is how it works.
The 7 Bar Heart grants a Conservation Easement on their 800-acres of private land. The easement reserves a single parcel of 320-acres for division and sale to a conservation buyer. The owners attach a package of valuable recreation rights of hunting and fishing on their conservation lands. You, the Buyer, in turn will have no other neighbors on this rich ranching landscape and will enjoy the benefit of a prairie ecosystem managed by the ranch family to preserve the grassland integrity and a diversity of wildlife species.

The reserved deeded parcel described in the Conservation Easement will have one designated building envelope of 5-acres in size to allow for a single residence headquarters with guest cabin and ranch outbuildings.

Recreation rights to transfer with the parcel include:

Fishing rights on the Missouri from the 7 Bar Heart with floating put-in and take-out sites; Pheasant hunting on the ranch; Archery hunting for White-tailed Deer and Pronghorn; Upland Game-bird hunting rights; and other non-consumptive recreation and non-commercial rights. The buyer has access on the adjacent 760-aces of State lease lands managed by 7 Bar Heart Ranch. You will in effect have the full enjoyment of 1560-acres of a ranch to be passed down through your family to future generations.

7 Bar Heart in exchange for the recreation rights, retains an agricultural easement across the 320-acre parcel, excepting the cow-free zone of the building envelope, consistent with the permitted and restricted uses of the conservation easement.
